Hermès and Cartier Are Coming to Hyde Park Village. Buddy Brew Just Signed On to Stay.

October 22, 2026

"Since we bought Hyde Park Village, our goal has been to create a destination that offers the most respected international brands alongside the most beloved locals." Samantha David, president of WS Development, the company that owns the Village, said that to WWD in August, when Hermès signed its lease.

The headlines covered the first half of that sentence. Hermès, Brunello Cucinelli and Cartier have all been announced since August. The second half came in the same October 15 report from That's So Tampa: Downtown Dogs, On Swann and Buddy Brew have renewed their leases. For anyone who walks to the Village for a coffee or a hot dog, the renewals tell you more about the next two years than the luxury signings do. The big-name boutiques are still at least a year away. The renewals cover the Village as it is right now.

What Is Actually Open on Swann and Snow This Fall

Most of 2026's arrivals have already opened, and they are close together. Here is what has opened on the Village's sidewalks since spring:

Store Address Opened
PAIGE 1517 W. Swann Ave. April 24, 2026
LoveShackFancy Hyde Park Village July 10, 2026
Ralph Lauren 1609 W. Snow Ave. July 28, 2026

PAIGE is the brand's first Florida store. That's So Tampa reported its grand opening in late April. LoveShackFancy opened on July 10 with styles sold only at its Tampa store, according to the Village's grand-opening notice.

Ralph Lauren's opening was a return to Hyde Park. Its new storefront at 1609 W. Snow Ave. sits next to Buddy Brew. That's So Tampa described a design that takes its cues from the yachts and sailboats at nearby marinas: cherry wood, white millwork, brass hardware and light maple floors. A vintage 35-foot racing scull from the company's private collection hangs from the ceiling. The store opens at 10 a.m. Monday through Saturday and at noon on Sunday, closing at 6 p.m. every day.

That block of Snow Avenue already shows David's formula on one sidewalk. A local coffee roaster that just renewed its lease shares a wall with an international fashion label that just came back.

What Is Signed but Still Years Away

The luxury names that drew the most attention this year come later, and on a staggered schedule. In the order they are expected:

  1. Hermès, an 8,030-square-foot, two-story boutique, expected "some time in 2027," per WWD.
  2. Brunello Cucinelli, the Italian house founded in 1978 in Solomeo, Italy, set for a 2027 opening.
  3. Cartier, expected in late 2027 or early 2028.

Two smaller arrivals have also been announced. The Village's tenant directory lists Hill House Home, the brand known for its Nap Dress, and Lola + The Boys as "coming soon," with no dates given. Rifle Paper Co., the stationery boutique founded in Winter Park, has been reported as opening in the Village this fall.

So the stores that brought the Village national fashion-press coverage are, for daily purposes, still a year or more off. The Hyde Park Village of this fall and next spring is the one already on the ground: PAIGE, LoveShackFancy and Ralph Lauren, plus the local tenants that just recommitted.

The Other Half of the Formula

Lease renewals rarely make news, but these three stand out because long-running local tenants have left the Village before. Wine Exchange, a Village restaurant for 32 years, served its last day there on March 31, 2023, as Creative Loafing reported at the time. When a landlord is signing Hermès and Cartier, a fair question is whether there is still room for the hot dog stand.

For now the answer is yes, at least for these three. Downtown Dogs, On Swann and Buddy Brew have each signed on again. That's So Tampa called them "beloved Tampa favorites" that had "strengthened their roots" in the Village. The lease terms are not public, so it isn't known how long each commitment runs. The direction is clear, though. A restaurant, a coffee roaster and a casual lunch spot chose to stay in a center whose newest neighbors sell watches and cashmere.

David's quote reads differently with both halves side by side. "The most respected international brands alongside the most beloved locals" describes the Village's actual leases. Ralph Lauren opened next to Buddy Brew. The same October 15 report that announced Brunello Cucinelli and Cartier also noted that the Village's longtime locals had renewed.

"Hermès' opening is the ultimate testament to what the Village has become, and we could not be happier or prouder to welcome them to our very special corner of the world." — Samantha David, WS Development, via WWD

Where the Next Stores Go Is Still Unannounced

The public announcements for Hermès, Brunello Cucinelli and Cartier don't name a building, a street address or any tenant they would replace. No construction schedule or parking notice has been posted for any of the three.

That gap matters most to the people who use the Village every week. A two-story, 8,030-square-foot Hermès boutique will need a site, and a site means build-out work somewhere along the Village's streets. Until WS Development names locations, any guess about which block changes is only a guess.

For now, the Village's parking page lists free garages at Swann and Rome, Oregon and Swann, and Rome and Snow. That page dates from April 2025, before any of the luxury signings. Check it again once construction notices start to appear.

The Calendar That Stays the Same

New storefronts haven't changed the Village's recurring events, which follow the season more than the tenant list. October's Pumpkin Patch was scheduled for Village Circle from October 10 through 25, with pumpkin sales benefiting the Humane Society of Tampa Bay. The free STROLL Hyde Park Pet Parade was set for the morning of October 24, from 9 a.m. to noon.

Two dates are still ahead:

  • Sunday, November 1: The Fresh Market at Hyde Park Village returns for its first-Sunday season, running 10 a.m. to 3 p.m. Its season runs October through May. Some older listings give a 2 p.m. close, but the organizer's current schedule shows 3 p.m.
  • Thursday, November 19: The Village's Holiday Happening runs from 5:30 to 8 p.m., according to the Hyde Park Village events calendar.

On market Sunday, a loop through the Village can now take in PAIGE on Swann, Ralph Lauren on Snow and a coffee at Buddy Brew next door. That gives you the Village's 2026 mix in a single walk, with Hermès, Brunello Cucinelli and Cartier still to come.

If you're wondering what the Village's next two years could mean for your own corner of Hyde Park, Leisa Erickson Group is glad to talk it through over coffee at the Village. Let's Connect.
